Terms & Conditions
Please read your rental agreement carefully before you begin your stay.

Any monies received by Buzz Vacation Rentals for occupancy of rental property indicated the acceptance of the terms of our rental agreement in full. All policies are strictly enforced. It is the responsibility of all guests and members of their party to be familiar with all policies pertaining to rental.

GUEST

For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is considered to be the guest, and other occupants are guest’s invitees. Access to the unit will be denied to anyone who is not a registered Guest. Violation of any Guest policies will also result in immediate eviction with no refund.

CHANGE IN THE NUMBER OF GUESTS/CONDUCT OF GUESTS.

Please inform us of any changes in the number of Guests before your arrival.  Unless you’ve received written permission from Buzz Vacation Rentals, Inc, the property is not for gatherings at any time of anyone except those who have paid to stay there.  There are absolutely no parties permitted.  If there is evidence of a party, excessive noise, music, or illegal activity, Guest will be asked to vacate the premises, no refund given, and a fee of $300 will be charged to the Guest’s card on file. This fee is in addition to any additional cleaning, replacement cost of broken items, and repairs needed resulting from violation of this policy. 

GUEST VERIFICATION

I give permission to SafelyStay, Inc., to verify my identity, and check criminal databases in order to confirm my reservation. DEPOSIT & PAYMENT

A $500 Reservation Payment is required on all reservations payable by a credit card upon making your reservation. The balance of your reservation is due by check as follows:

  1. Payment on all reservations is due 60 days prior to your arrival date.
  2. On all reservations of over 28 days, payment for the first 4 weeks rent is due 60 days prior to your arrival date with remaining balance due upon arrival.

All payment guidelines must be met in order to secure your reservation and avoid cancellation charges. Please make check payable to Buzz Vacation Rentals, Inc. A $50 fee will be charged for each returned check.

SECURITY DEPOSIT

A Security Deposit, in most cases, is not required for stays of 29 nights or less. For long term stays (30 nights or longer), a Security Deposit of at least one month of rent is required.
Release of the Security Deposit shall be subject to inspection of the property and will be returned approximately fifteen (15) days after departure provided there is no damage or additional charges. By signing this Agreement, you hereby authorize Buzz Vacation Rentals, Inc to charge the credit card for the cost of repairs, replacement, services, telephone charges or extra cleaning for all damage, breakage and/or loss incurred during your stay. In the event of damage to the Property, including but not limited to: its equipment, furniture, or flooring, you shall be responsible for all damage costs exceeding the security deposit, including any collection costs and attorneys’ fees. Documentation detailing damages and charges will be provided to you.

DAMAGE WAIVER 

You are required to purchase a nonrefundable Damage Waiver. In the case of a Damage Waiver being in place, if you or someone in your party
accidentally, (defined as an unexpected and/or unintended event that causes property damage) damage any real or personal property, or portion of Property, the damage waiver reimburses the Owner or us, as the case may be, for up to $1,000.00. Intentional damages, and damages caused by simple or gross negligence are not covered under the Damage Waiver. Any accidental damage over $1,000.00 is the responsibility of the guest and the guest agrees that any amounts over $1,000.00 will be charged to their credit card.

CANCELLATION POLICY

Any cancellations by you must be delivered to us via email at least thirty (30) days prior to your arrival date.

More than 30 days: If the reservation is more than 30 days away, guest can cancel with a 9% penalty charge of the reservation cost.

Within 30 days: If the reservation is within 30 days, we offer no refund. Guest may purchase trip protection at time of booking for an additional 6.95% of the reservation cost.

DAMAGE POLICY

As a condition to the rental of all vacation properties, Buzz Vacation Rentals, Inc reserves the right to charge the guest's credit card for any and all uncovered guest/invitee caused losses and damages sustained to the vacation property throughout the duration of their period of occupancy. In the event of any uncovered guest/invitee-caused loss or damage to the vacation property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, Buzz Vacation Rentals, Inc is hereby granted the right to charge the guest's credit card. By written or electronic endorsement of this agreement, the guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages.

UPON ARRIVAL

If there are concerns or issues with your rental property, please immediately contact our office (leave a message if there is no answer). No refunds or considerations are given unless we are notified of problems during your stay. The failures of operation of certain extra amenities, such as TVs, cable, games, or the Internet and WiFi service are not a basis for any refund.

RIGHT OF ENTRY

Guest(s) agree that Buzz Vacation Rentals, Inc reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements as we may deem appropriate.

EMERGENCIES/ MAINTENANCE

In the event of a problem getting in the vacation rental or if there are problems with condition or functionality of the vacation rental, please immediately contact our office (leave a voice message if there is no answer!) at 281-549-2500.  If it is after office hours, we will make every effort to return your call as soon as possible.

CHECK-IN / CHECK-OUT

Check-in is anytime after 4:00 PM on the date of your arrival, and check-out is before 10:00 AM on the date of departure. To request an early check-in or late check-out, please call the week before your arrival to see if we can accommodate your request. An early arrival and/or later departure time may be possible but must be requested and granted one week prior to arrival in writing.  Please check with us if you require either. 

Without written permission to arrive early or depart late, a following fees will be assessed and charged to Guest’s card on file. A $200 fee will be charged to your credit card for early check-in without prior written approval from us. Late check-outs after 10:00 am will be charged for a ½ day, departures later than 5:00 pm will be charged a full day’s rate.

MAXIMUM OCCUPANCY

Each property has a specific maximum occupancy. Take note of the maximum occupancy allowed in the homes and condos before making your reservation. This maximum occupancy includes all members in the party regardless of age, and includes your registered guests. By exceeding the maximum occupancy may incur additional fees and/or eviction without any form of refund.

NO SMOKING

Smoking is not permitted in any Buzz Vacation Rentals property. There are absolutely no exceptions. If there is evidence of smoking in the unit, you will be charged a $500 fee and asked to vacate the Property immediately. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning.

ADDITIONAL CHARGES POSSIBLE

The Rent collected by Buzz Vacation Rentals, Inc does not cover accidental or intentional physical damage caused by guest to the property or any items in the property, missing items, excess cleaning, replacement or re-keying of locks, lock boxes, or garage door openers, damage done by pets or parties, additional occupancy and/or sales tax, long distance phone charges, sanitizing charges due to smoking or having pets while in the unit, or any damage resultant of violations of this Rental Agreement. Guest grants Buzz Vacation Rentals, Inc the right to bill any such additional charges to the credit card number provided by Guest.

PET POLICY

Our property does not allow pets. A guest must have written permission to bring a pet into a unit.  If it is found that there are pets on the premises or if complaints come from neighbors about excessive noise due to the pets Guest may be asked to vacate immediately with no refund.  If there is evidence a pet was in the unit there will be a $300 fee charged to Guest's credit card as well as any additional cleaning and sanitizing costs associated with removing all pet dander so that future guests with allergies can stay there.  This may include but is not limited to carpet and upholstery shampooing with a special sanitizing cleanser, cleaning of all drapes and blinds, changing out furnace filters, extra cleaning to remove all pet hair from walls, baseboards, and wall mounted heaters, and the laundering of all linens including mattress pads, bed skirts, comforters, and throw pillows.


CLEANING & HOUSEKEEPING 

The unit will be inspected, sanitized and cleaned before your arrival, the rental fee you have paid will provide for normal cleaning so that you can enjoy your stay up to the last moment. Housekeeping services are not provided with your rental but basic housekeeping supplies are provided so you may do your own cleaning during your stay. You are expected to leave the unit in the same general condition that you received it by making sure dishes are cleaned and put away, appliances left clean, perishable food items removed from the refrigerator and all items and furniture returned to their original location.  The unit should be generally picked up and ready to be cleaned and sanitized for the next Guest.  If additional cleaning is required you will be charged $50 an hour with a 1 hour minimum; additional cleaning is considered anything beyond laundering linens and towels, changing beds, dusting, vacuuming, cleaning bathrooms, and putting away clean dishes.  If additional cleaning requires the use of an outside vendor (i.e. carpet cleaning due to spills on carpet or upholstery) Guest will be charged the cost of that service plus a 20% administrative fee. 

LINENS AND TOILETRIES

Towels, sheets, pillows and blankets are not meant for outside use. Our homes are provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & wash cloths including extras located in closets.  A starter set of toilet paper & paper towels is provided for each stay. We do not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, & laundry detergent, etc.

NO PARTIES

No parties or events allowed. The Renter must be 18 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants must be disclosed at the time the reservation is made and is subject to Buzz Vacation Rentals, Inc's advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception.


The GUEST shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the home for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the home.

PARKING

Parking is limited to 4 vehicles in the garage or driveway. On street parking is available. No trailers, electric golf carts, jet skies, RV’s, boats, etc. are permitted on the property. All parking is at your own risk. Failure to obey posted parking restrictions may result in your vehicle being towed at your sole expense.

PLUMBING

Do not put any feminine products in the toilet. Plungers are provided if a clog occurs. Please do not pour grease down the drain.

TELEPHONE

Telephones are not provided. Please bring your own cell phones.

HURRICANES & TROPICAL STORMS

There are NO REFUNDS for hurricanes, tropical storms or weather conditions, even if a mandatory evacuation is ordered (optional travel insurance is offered for Guest protection. GUEST ASSUMES THE RISK). Trip insurance is 6.95% of your reservation total, and offers a comprehensive cancellation and interruptions policy which can protect you not only in event of weather related storms, but sudden emergencies as well. Hurricane season is June 1 – November 30, and Buzz Vacation Rentals, Inc strongly encourages all guests to purchase trip insurance, especially during these months.

TRAVEL INSURANCE INFORMATION

Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for the loss of prepaid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. Trip Cancellation and Trip Interruption coverage is available for events such as a sickness or injury of yourself, family member or traveling companion; flight delays due to adverse weather; interruptions of road service; terrorist acts; and mandatory evacuations. The plan also includes other valuable coverage such as Medical and Dental, Baggage, and Emergency Assistance and Transportation in addition to useful services such as identity theft, concierge and 24/7/365 emergency assistance. We strongly recommend you purchase this valuable protection. ASSUMPTION OF RISK

No lifeguard may be on duty. Accordingly, persons using the beach, pool, or any waterfront feature do so at their own risk and Buzz Vacation Rentals, Inc assumes no responsibility for accident or injury. No one should swim alone. GUEST will hold the Buzz Vacation Rentals, Inc harmless from any and all bodily injury and/or property damage incurred on the property arising out of GUEST's negligent acts or omissions.

CHILD PROOFING

Guest understands that no special efforts have been made to “childproof” this house, and accepts the risk or harm to any children we allow on the property. These risks are not limited to, but include access to the ocean, pool, adjacent street, cleaning supplies in the house and plants in the house, patio and on the street, that might be poisonous if ingested.

USE OF SECURITY CAMERAS

GUEST understands and accepts that the property is protected with outside security cameras. These cameras are used to protect the property from potential break-ins and theft. There are NO cameras inside the house.

SECURITY & SAFETY RISKS

Always lock doors and windows when you leave the vacation rental! When you rent the vacation rental, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave the vacation rental. Buzz Vacation Rentals, Inc does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazard except citronella candles in buckets outside, or supplied emergency candles in case of power outage.

 

OTHER CONDITIONS

GUEST understands that Buzz Vacation Rentals, Inc has no control over the condition of the beach and cannot be held liable for any changes to beach conditions or any closing as ordered by any official agency.

SUBLETTING

GUEST is not authorized to let or sublet all or any part of the premises nor assign the lease or any interest in it without the prior written consent of Buzz Vacation Rentals, Inc.

HOLDING OVER

Because of the nature of Buzz Vacation Rentals, Inc's business (short term and vacation rentals) GUEST understands, and is hereby put on notice that any unauthorized "holding over" of the property past the stated rental period could severely jeopardize Buzz Vacation Rentals, Inc business and cause loss of rental income from other previously booked GUESTS, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force Buzz Vacation Rentals, Inc to breach an agreement with similar short term summer and winter recreational GUEST(s) who may have reservations during GUEST's unauthorized "holding over" period. In the event, Buzz Vacation Rentals, Inc may be legally liable in damages to said other GUESTS. GUEST should be aware that unauthorized "holding over" has been construed as a factor in establishing "malicious continuing occupation" of rental property, which may entitle Buzz Vacation Rentals, Inc to treble damages in any unlawful detained action. GUEST also recognizes the unauthorized "holding over" could be grounds in court as a cause of action for intentionally interfering with Buzz Vacation Rentals, Inc’s prospective business advantage.

PRIOR AGREEMENTS

No prior agreement or understanding not contained in writing herein shall be effective. Furthermore, Buzz Vacation Rentals, Inc, other than what is specifically written and set forth herein, makes no other or further representation regarding the nature, character and quality of the premises to be rented, and no representation shall be deemed to exist or be material unless and until it is reduced to a writing and signed by the parties. This Lease may be modified in writing only, and must be signed by the parties in interest at the time of the modification. It constitutes the entire agreement of the parties. If any provision in this contract held by any court to be invalid, void or unenforceable, the remaining provisions shall never the less continue in full force.

 

In the event of litigation arising out of this lease agreement, venue shall be Harris County, Texas and prevailing party shall be entitled to an award of reasonable attorney fees and costs.

INDEMNIFICATION & HOLD HARMLESS

Buzz Vacation Rentals, Inc has, to the best of their ability, given an accurate description of the property and its condition. Guest understands that it is considered as reserved "sight unseen". While Buzz Vacation Rentals, Inc and homeowners strive to maintain vacation properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk.

Buzz Vacation Rentals, Inc and the homeowners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and BBQs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of god/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/or its contents. Buzz Vacation Rentals, Inc and the homeowners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold-harmless and indemnify Buzz Vacation Rentals, Inc and the homeowners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the guest(s) use of the property.

 

Disclaimer:
 

GUEST understands that Buzz Vacation Rentals, Inc and the homeowners are not responsible for any personal injury caused by slipping on wet pavement or surfaces, and that guests are responsible for exercising care when surfaces are wet or slippery due to weather or use of hoses to wash down areas, and further, that Buzz Vacation Rentals, Inc and the homeowners are not responsible for any personal injury or loss or damage to guests’ property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, failure of heat, accidents related to fire, heaters, stoves, guests’ failure to take adequate precautions around wet areas, or any unforeseeable circumstances.

Under no circumstances will Guest or Guest’s invitee(s) hold Buzz Vacation Rentals, Inc and the Owners of the property responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm.


This agreement and disclaimer apply to GUEST and all GUEST’s invitees.
